Floors:
1) Single perimeter with ledger for on-frame, Double perimeter for off-frame.
2) All joists to be min. 2X8 SYP #2 spaced 16"oc. Optional 2X10 joists available.
3) Bridging between floor joists at midspan for off frame units.
4) O.S.B. floor decking, standard (23/32" thick). Tongue and groove edges. Decking is glued and nailed to floor joists.
5) Kraft back insulation in floor of off frame models.
6) CPVC water lines 3/4" main lines and 1/2" feeders to all fixtures.
7) PVC DWV as per modular prints. Straight drop at each fixture to be completed on site by others.
8) Units have at least one exterior sillcock.
9) Bottomboard to be fastened to bottom of joists from the floor edge to frame.

Sidewalls:

1) All structrual studs may be SYP #2 or SPF #2.
2) 2X4 Splice blocks ton top and bottom plates. Glue/Nail with 14ga 7/16" staples.
3) All strapping 25ga min.
4) 7/16" osb underlayement at all exterior walls for bracing.
5) 3/8" thick gypsum.
6) Low "E" energy efficient windows with NRFC rating.

Roof:

1) Roof truses are designed for a 30psf total load and spaced 16" o.c.
2) Ceiling gypsum is 1/2" thick.
3) Trusses strapped to walls at 16" o.c.
4) 15lb felt paper on the roof.

Electrical:

1) Two outside receptacles required.
2) All receptacles over kitchen countertops must be GFI protected.
3) All kitchen counters must have a receptacle.
4) Water heaters have a cutt off switch near the water heater.
5) Smoke detectors required at all bedrooms in addition to those outside sleeping areas.
6) Smoke detectors required to be on a dedicated circuit.
7) Arc-fault protection required at all bedroom receptacles.

Plumbing

1) Cut-offs provided at all fixtures.
2) Vaccum breaker installed at water heater.
3) Moen brand faucets are standard.
4) Durango or Studor brand autovents are required.
